Over the next few months, we’re going to be following the development of a three-bedroom detached property as it progresses into larger five-bedroom, family home. The project, set in a countryside village location in West Sussex, comprises of a two-storey extension which will more than double the original footprint of the property.
The additional space will create a large entrance hallway, cloakroom, open-plan kitchen-diner, utility and office on the ground floor. The development will also create a master bedroom with ensuite bathroom and walk-in wardrobe, a fourth bedroom, ensuite bathroom, family bathroom and airing cupboard. The stairs are also being relocated and the landing is being expanded.
We are proud to be installing our products into this exciting project including bi-folding doors, windows, roof lantern, fascias, soffits, guttering and drainage, and will follow each stage of development as the project progresses.
Stage 1: Drainage
On 11th April 2022, development began with West Sussex Groundworks preparing the footing for the extension. Trenches were dug and filled with concrete, then the ground was levelled off. The team then got to work installing 84m of drainage pipe to take wastewater away from two toilets, the kitchen, utility and outdoor patio (where the owners plan to have a hot tub).
For this stage of the build, Edge products supplied everything for the job, including drainage pipes, chambers, sockets and bends.
Stage 2: Guttering
The roof is now on and 68m of black deepflow upvc guttering has been installed, along with 30 x 68mm black downpipe brackets, 12 x external stopends and 16 x 112½ 68mm offset bends. The guttering was supplied in a black high gloss finish to match the existing roofline. Edge deepflow guttering has a flow rate of 1.8 l/s and a drainage area of 86m². It also a 10 year guarantee and BS Kitemark.
Stage 3: Roof lantern
A white 3000 x 1500mm aluminium Edgesky roof lantern has now been installed into the rear flat roof of this countryside development. With a fixed pitch of 25 degrees and fully concealed fixings, this stylish roof lantern floods the dining area with natural light whilst ensuring sight lines are uninterrupted. At only 57mm wide, the spars and ridge sections are also amongst the slimmest on the market.
The Edgesky roof lantern has roof U values from 1.2w/m2K. It also includes a thermally broken eaves beam that creates an insulated barrier between the aluminium sections, an insulating t-bar that bridges the gap between the profiles and the aluminium finishing caps, and blue self-cleaning glass.
There are a lot of external bifold doors available which might, from a glance, look and operate very similarly. However, within the various brands and profiles there are differences – some large and some small. Here, we have taken 4 key brands to give a side-by-side comparison of some of their popular bifold doors on offer.
Origin Bifold Doors
Origin bifolds are designed and made in-house, meaning that they can be custom built to suit the customer’s requirements. The doors are very versatile due to their strength, and support complex door designs and layouts. Their high security level makes it resistant to warping, making the doors secure and protective against burglaries or damage from the elements.
Origin bifolding door frames are also very thermal efficient, due to the polyamide break, which is less conductive and prevents heat from escaping the property in the winter months and keeps the outer frame separated from the inner frame.
Origin aluminium bifold doors OB-72 range can achieve a U-value of 1.4 and the OB-49 range achieves a U-value of 1.2 – when using triple glazing.

Smart Bifolds
The Smart visofold 100 bifold door is another fantastic unit which can be used in homes, conservatories, cafés and many other applications to open up an entire wall. Slim line profiles offer a wider, uninterrupted view of the outdoors and there are a variety of colours, special colours and textures to choose from.
Visofold doors have the choice for low threshold, making easy access, or rebated thresholds for improved weathering.
Smarts bifolds have a U-Value of 1.5W/m²K when using 1.0 W/m²K centre pane.
Aluk Bifolds
Aluk bifold doors are security assured with their high security locking mechanisms, hinges and heavy duty roller design. This allows them to be more reliable for high traffic instalments. They also have a flush handle option which will ensure that the bifold leaves will stack neatly and squarely.
Aluk bifold profiles are PAS24 accredited (as are the Smarts, Origin and Cortizo profiles) and can achieve a U-value of 1.4-1.6 W/m²K.
Cortizo Bifold doors
Cortizo Bifold Doors boast the ability to produce very slim sightlines, giving the property maximum light and outdoor views. They can produce doors with up to 14 sashes, and can manufacture low thresholds, which sit flush with the floor (Origin, Smart and Aluk can also manufacture these) The strength of the Cortizo profile allows it to withstand large glazing panels and is PAS24 accredited.
Cortizo bifolds have Uw from 1,1 (W/m²K).

Choosing between bi-fold doors and sliding doors can be a tough decision. In many ways, they are similar doors, but we find that people often make their choice according to budgets or preferences, as bi-folds and sliding doors bring a similar style to a property, connecting the indoors with the outdoors in a way that most other door designs are unable to achieve.
Sliding Doors
Sliding doors are generally made up of two or more large panes of glass which slide to one side, stacking the panes together at one end of the door frame, as you can see in the above right photo from one of our projects. These doors achieve almost entirely uninterrupted views and are perfect for large openings where you want to emphasise natural light in your property and enjoy the outdoors from within.
However, sliding doors don’t usually achieve a complete opening, like the bi-fold door does, as the doors must slide back and stack against each other on one side of the frame, so one pane is always visible.
A sliding door is often a good choice for homeowners with restricted space as they do not need as much space to open, fold and stack – like bi-fold doors do.
Pros of sliding doors
– Take up the least amount of space when opened when compared to bi-fold doors and French doors
– Lightweight aluminium makes doors easier to operate
– Slimmer sightlines

Bi-fold Doors
Like sliding doors, Bi-fold doors are made up of at least two door panels which, when opened, fold back against themselves in a ‘concertina style.’
Bi-fold doors can open up all the panes within the frame, again, connecting the inside of your property seamlessly with your outdoor space – creating a naturally-lit, open plan space. They can be manufactured to include a traffic door to allow easier entrance without having to slide and fold back all the door’s leaves.
The panels are joined by heavy-duty hinges and run along a top and bottom track using a carriage mechanism.

Over the last two years, the demand for home improvement has been on a long and steady incline. The rise in home renovations and extensions has been attributed to us spending more time inside our houses during the long lockdowns of 2020 and 2021. Wanting to improve the look and layout of our homes has never been so popular, and it shows no signs of slowing down.
With this rise in home improvement, we have seen more demand for external composite cladding to transform a tired or dated frontage to that of a contemporary and smart one. If homeowners have been thinking about renovating the outside of their home, or business owners are considering giving their premises a facelift, whether it’s for aesthetic reasons only, or for protection from the elements (or a combination of both these reasons), the addition of cladding is a good option. What is external cladding?
In short, cladding is the external finish of a building, and in particular – panelling or sheets, which are added to the outside. Cladding is non-load bearing, and as such, panels are attached, but not part of the structure. There are a vast range to choose from when it comes to the material and finish, from timber cladding, through to PVC cladding, cedar cladding, brick, stone and aluminium cladding. When choosing the type, homeowners are often led by aesthetics, but the decision around the type of cladding will also be dependent on location, weather, budget, how much on-going maintenance is needed, and who will install it.
What are the benefits to using external cladding?
There are many benefits to using external cladding, and one of these is to improve the insulation of a property. This is particularly pertinent with the steep rise in heating bills during 2022, and with homeowners now looking for ways to retain the heat in their house, cladding can be a solid, long-term investment. June Installation of the Month | Newgate Trade
This month we’re awarding Installation of the Month to Peter and Susan Charon from Newgate Trade, for their fantastic installation into their newly renovated seaside property.
Set in the picturesque civil parish of Felpham in West Sussex, this five-bedroom seafront home is the epitome of luxury and style. It includes a spa with spa pool, steam room and sauna, gym area, master bedroom with walk in wardrobe, open-plan kitchen diner, large first floor balcony (with sea views) and outdoor hot tub.
The couple bought the property in August 2020, inspired by years of experience in the construction sector, with the goal of turning it into their dream home.
The couple started work on the 1930s house in October 2020, and construction began two months later in December 2020. Despite the pandemic, the couple persevered with the development and made fantastic progress under somewhat challenging conditions. So much so, that they were able to move into the property only 11 months later, in Sept 2021.
The property’s exterior is in keeping with its location, with grey shiplap covering the top half and white render on the bottom, giving it a coastal, nautical feel. They installed Edge anthracite roofline products to contrast with the lighter grey shiplap. The roofline products included fascias and soffits, hollow soffits and guttering.
In addition to this, they have installed slate grey composite decking to their first-floor balcony floor and external stairs, which overlooks the sea. The wood-polymer composite (WPC) product is perfect for a seafront location like this, due to its hardwearing, low maintenance properties. Peter and Susan have opted for our classic range of decking, with grooves, for a more contemporary look.
Finally, they installed a glass roof light into their first-floor kitchen-diner to bring even more light into this open-plan room. Our Edgesky flat glass rooflight is a stylish and functional glazing solution which floods indoor areas with light to give them a spacious and airy feel. The glazed area runs from edge to edge without any exposed mastic joints. Our rooflights have a thermal efficiency of 1.3 u value and the laminated inner pane offers protection from glass if it shatters.

The ORAC Xterio collection was born from the need for low maintenance building products for external use. Each item is manufactured from superior quality polyurethane or Duropolymer® material.

A Guide to Roof Lanterns
In recent years, there has been a major rise in the demand for home-improvement. In the past, people generally moved house when they outgrew their current home, but with the high cost of moving, and house prices having risen sharply in recent years, it has become difficult for many people to buy the property they want. As a result, an increasing number of homeowners are now choosing to extend or adapt their existing homes to create extra space. The origins of cast iron guttering systems
Cast iron gutters have been in existence since the 18th century and gradually replaced lead guttering, becoming the most common gutter material by the 19th century. ‘Roofline’ is the term to describe the essential features that protect a house from the elements, and as the term implies, these elements sit just below the roof. They include fascias, soffits and guttering. The right roofline product can add both aesthetics, and more importantly – functionality.
Most homeowners will have heard of all 3 elements that make up a roofline, but some may not know much about what they are. What are the options when it comes to roofline products?
Roofline products are essential for protecting the home, and fascias, soffits and guttering all play a vital role in keeping the home watertight. Choosing the right material for the roofline is an important decision, and for many years, timber was the most popular choice. However, timber has a number of drawbacks, it needs regular maintenance, will rot over time, and it doesn’t have the longevity of some other materials. As a result, many homeowners are now choosing to install UPVC roofline products instead. UPVC is a much more durable and long-lasting material, and it is very easy to maintain, making it a wise investment for the long term.
Fascias
Fascias are the horizontal boards that run along the length of the roof and cover the ends of the rafters on a pitched roof. They help to give the roof its finished appearance, and they also play an important role in preventing water and other debris from entering the loft space, as they close the gap between the walls and the roof.

Soffits

Either way, soffits are a necessary part of any well-built home.

Guttering

As most people will know, guttering is used to collect and channel rainwater away from the roof, and can be made from UPVC, aluminium or steel. Guttering may seem like a small detail, but it does play a crucial role in the protection of the home. If water is allowed to stand around the base of a house, it can start to seep in through cracks and gaps, causing damp and rot. In extreme cases, this can even lead to the collapse of walls or the foundation of the house. As such, they need to be regularly maintained and replaced when they become clogged or damaged over time.

We delighted to award our July Installation of the Month to London and County Construction for their contemporary countryside development in West Sussex.
This 1960s property has been tastefully converted into a two-storey family home in the space of just seven months. The project involved the erection of an additional storey, a single storey extension to the east, and internal reformatting and modernisation. The development also involved a redesign of the outside space into a family friendly and useable garden.
London and County Construction installed our fascias and soffits in white, galvanised stainless-steel guttering, upvc flush sash windows in agate grey and doors in agate grey. These products create a fresh, modern look and work well with the timber cladding, which covers the top half of the property.

Parasilico AM85-1 Low Modulus Neutral Silicone
Parasilico has neutral oxime curing, 1-component weather-seal silicone sealant (RTV-1) which helps it to achieve excellent adhesion to almost all building materials. It’s very easy to apply and has permanent elasticity whilst being highly resistant to ageing, weather conditions and UV rays. With strong adhesive strength, Parasilico cane used without primer on most building and engineering materials such as treated and untreated wood, aluminium, steel, PVC, and glass.The low modulus neutral silicone can also be used on alkali surfaces like concrete, and bricks following a primer application. Parasilico sits in the middle of our range when it comes to price.
Soudal
Professional Low Modulus Neutral Silicone
LMN silicone from Soudal achieves a primer-less adhesion on most surfaces and conforms to ISO 11600 F&G 25 LM. We have an extensive colour range to offer to match every aspect of your project that needs silicone. Use our Soudal LMN silicone in glazing, construction and industrial sealing applications to seal window or door frames, roofline and drainage systems, interior panels, skirting boards, plasterboard, staircases, architrave and coving. This low modulus silicone can be used in most glass applications – except self-cleaning types.
Stay Fresh Anti Mould Food Safe Silicone
Our ultimate anti-mould sealant contains powerful anti-fungicidal agents. Stay Fresh silicone is very fast to skin over and cure and is very thick, which provides a good strong bond for your kitchen or bathroom. It’s another primerless adhesive in our range and is highly elastic and resistant to UV, rain, snow and temperature fluctuation.
Stay Fresh Anti Mould Food Safe Silicone is a perfect solution to an outdoor kitchen project.
Decorators Caulk/Acrylic Gap Filler
Our acrylic polymer-based sealant and filler is solvent free and virtually odourless. It’s fast to cure and very easy to apply. What’s so great about caulk is that it can be painted over after curing, helping you to achieve pristine surfaces. All-Weather Sealant
All Weather Sealant is a very handy transparent solvent based weatherproof sealant which adheres to all types of surfaces, even greasy and bituminous, even when immersed in water. This sealant works amazingly for emergency repairs during rainfall and sealing of leaks and gaps with limited joint movement.

Fix All High Tack Adhesive
Another Hybrid polymer sealant adhesive, which is a Super strong sealant and adhesive with high initial tack and end strength (320kg/10cm²!). Fix All High Tack is Based on SMX Polymer Technology and achieves high-performance flexible bonding and sealing of all types of porous and non-porous materials onto almost any surface, whatever the moisture level! High Tack contains the XS1 fungicide providing the ultimate resistance against mould growth.

Stelmax 1965 + 1961 Gapfiller & Sealant
Stelmax 1961 and 1965 are both easily applied PVC resin, pigment, plasticiser, and solvent mixes that are available in a wide range of colours to suit your project. They will gap fill and bond readily to form maintenance-free joints with exceptional strength. 1961 and 1965 products are window fitters’ favourites for the installation of window and door frames.
Stelmax 1961 has a greater solid content than 1965 and is designed to fill bigger gaps. More typically, 1961 would be used for providing a seal between the window frame and the surround, whilst 1965, which has smaller gap filling properties, would be used to provide a seal the within the window frame – making them a perfect set to purchase for your window fitting project. Due to the impressive performance of stelmax 1961 and 1965, these sit in the mid-high price range.

Parasilico
Parasilico AM85-1 Low Modulus Neutral Silicone
Parasilico has neutral oxime curing, 1-component weather-seal silicone sealant (RTV-1) which helps it to achieve excellent adhesion to almost all building materials. It’s very easy to apply and has permanent elasticity whilst being highly resistant to ageing, weather conditions and UV rays. With strong adhesive strength, Parasilico cane used without primer on most building and engineering materials such as treated and untreated wood, aluminium, steel, PVC, and glass.The low modulus neutral silicone can also be used on alkali surfaces like concrete, and bricks following a primer application. Parasilico sits in the middle of our range when it comes to price.

Professional Low Modulus Neutral Silicone
LMN silicone from Soudal achieves a primer-less adhesion on most surfaces and conforms to ISO 11600 F&G 25 LM. We have an extensive colour range to offer to match every aspect of your project that needs silicone. Use our Soudal LMN silicone in glazing, construction and industrial sealing applications to seal window or door frames, roofline and drainage systems, interior panels, skirting boards, plasterboard, staircases, architrave and coving. This low modulus silicone can be used in most glass applications – except self-cleaning types.
Stay Fresh Anti Mould Food Safe Silicone
Our ultimate anti-mould sealant contains powerful anti-fungicidal agents. We’re very pleased to award the August Installation of the Month to Chichester Carpentry and Building Ltd for their fantastic heritage, Tudor-style project in the city of Chichester.
The redevelopment project involved creating 5 flats with parking, gardens and associated landscaping – all with a luxury feel and great facilities whilst being suited to the other period style properties on the road. The project has the added bonus of being on a main road leading into the city centre.
Chichester Carpentry have installed our sliding sash windows and bifold doors in white, with Georgian bar detailing in the glass along with composite decking, cast iron style guttering in black with white fascias and soffits. The products all work together to create a period feel to the property but with the low maintenance benefits that they come with. These will allow the project to keep that pristine appearance for years to come.
