With so many different silicones on the market, it can be difficult to know which one you actually need. Fancy branding can lead you to think that every tube is made the same, but there are some crucial differences that are good to know. In this blog, we will be offering a helpful guide to the different grades of sealants available so you can pick the right tube for your project.
Why choose silicone?
Silicones are used to create a watertight, or airtight, seal between two surfaces. This is not the same as an adhesive, which creates a much stronger, immovable bond between two surfaces. The silicone is designed to prevent any debris from falling between the surfaces by sealing any gaps and offers a weaker connection than regular adhesives.
When first applied, the silicone will have a liquid, gel-like consistency. This makes it easy to apply across tiles or window boards, and then to smooth the joint with a sealant finishing tool. Once the sealant begins to cure it dries to robust, rubber-like consistency.
Silicone is popular because it is often easy to use and apply and offers a durable yet flexible final cure. The curing process is fuss-free and the new joint is long-lasting.
High Modulus Silicone
If you are looking for a fast cure, a high modulus silicone may be the option for you. Most high modulus silicones have an acetoxy formula, meaning they release acetic acid while curing. This allows the cure to be faster but does emit a slightly vinegary smell during the curing progress. Acid cure silicones are great for non-porous surfaces such as glazed tiles and glass.
Top tip: Silicone curing times will vary depending on the composition of the product, and the brand. Temperature and humidity also have a significant impact on silicone curing times.
Low Modulus Silicone
The acidic formula of a high modulus silicone is not suitable for PVC surfaces, and so a low modulus silicone would be the best choice. Low modulus silicone often have a neutral cure, meaning that they do not have an acidic base. As a result, these silicones have a slightly slower curing time but are often low odour products. The slower cure time also means that the cured silicone creates a more flexible and elastic seal than a high modulus cure.
Top tip: When completing works in bathrooms or high moisture rooms, sanitary silicones are the best choice. These wet application silicones are more resistant to mould and mildrew growth than regular sealants.

The transformation of this property is nothing short of impressive. After 14 months of work, including the installation of new windows and doors across the entire building, we were fortunate enough to visit the completed renovation. It all started when Darren met our Sales Rep, Ross, who suggested the homeowners visit our Chichester showroom. There, they explored our wide range of windows and doors with the help of our Bespoke team and found the perfect styles to complement their home.

Last week, a large fire took over a block of flats in Dagenham affecting the lives of over 100 residents. Considering this, we are going to be looking at government plans for further housing development, and the desperate need for increased attention to the 2,300 private and 717 social housing properties that still have unsafe external cladding. As excitement builds for the 1.5 million new houses promised by Labour, existing structures that are unsafe, and pose a serious threat to life, should not be forgotten.
Fire in Dagenham.
Early on Monday 26th of August a fire broke out in a block of flats in Dagenham. The Spectrum building comprised of eight stories; the ground floor was commercial units, and residential flats made up the rest of the building.
The Spectrum building was in the process of having non-compliant cladding removed from it’s exterior. While the cause of the fire is not known at this time (30th August 2024), an extensive investigation into the cause and spread of the fire will be undertaken.
It is notable that the building did not comply with building standards at the time it was constructed. The fire safety of the building was a cause of concern for many residents as well as the London Fire Brigade, who issued an enforcement notice to the building management company in April 2023. This enforcement notice was related to the management companies’ failure to complete regular fire assessments, the inadequate emergency routes and exits, and the lack of maintenance of firefighting equipment within the building. While this report does not mention the external cladding specifically, written evidence submitted by the Resident’s Association demonstrates that in September 2020 an external wall survey found that the building did not meet regulatory requirements.
The Grenfell Group calls on the government to speed up building safety remediation. They argue that it is unacceptable for building safety works to be continually stalled when there is a threat to human life.
Remedial work on non-fire safety compliant external cladding.
Building have compiled a report on the UK buildings that still require urgent remedial works due to external cladding that does not meet fire safety standards.
- Of the 4630 identified housing blocks that are 11m or taller and have unsafe cladding, only 1350 have had remedial work completed.
- 949 have started remediation work.
- 2331 housing blocks have not had any remedial work started.
- Of the 2414 identified social housing blocks that are 11m or taller and have unsafe cladding, 1208 have had remedial work started or completed.
- 717 social housing blocks have not had any remedial work started.
These remedial projects, withstanding improving the welfare of resident’s lives and value of their properties, is also a big opportunity for many skilled labourers. These large-scale projects will require the expertise of Britain’s scaffolders, builders, and carpenters to ensure that the existing cladding is removed safely, and, in some cases, new fire-safe cladding is installed.

Government pushes forward with new housing developments.
It was recently announced that Angela Rayner has set up an ‘accelerator team’. This team will be comprised of 15 dedicated officials who will be working to remove the blocks to existing development plans. So far, 200 sites have been identified as being stalled due to planning issues or lack of approval. These 200 sites have the potential to provide 300,000 houses.
The new ‘accelerator team’ will be working with local authorities and housebuilders to resolve the existing issues and push forward development plans. The team are also encouraging local authorities, housebuilders, and landowners to submit details of sites being blocked by significant planning issues.
The government aims to resolve the local and planning issues which are blocking large housing developments and get ‘shovels to the ground’ to begin working towards their ambitious housing targets.

A lot has changed in the past few weeks. We voted, and a new party were brought into power. Now the new Labour government are beginning to lay out their plans for extensive housing developments across Britain. Let’s catch up on the latest announcements and how they may affect the construction sector.
Where We Are Now
It is no secret that the UK housing market is difficult to break into and is becoming unaffordable for many following the recent increase in interest rates. UK house prices have soared in the last 15 years, making it difficult for young people to purchase their first home, and for growing families to move into larger properties. 1.3 million people are on local authority social housing waiting lists, and the Guardian reports that in the last 3 months of 2023 there was a 16% increase in the number of people who are homeless, and a 27% increase in the number of people sleeping rough in Britain. A recent report from Resolution Foundation reveals that UK housing is smaller, older, and more expensive than comparable houses in other developed nations. It is estimated that if no reforms to housing are made then nearly 5 million households will be in unaffordable housing by 2030.
Vision for Construction
Prior to the election, Kier Starmer wrote a letter for Inside Housing outlining his hopes for Britain’s construction sector. Starmer identified growth as the number 1 priority for the new Labour government and looks to push forward development and infrastructure projects that have been previously stalled. Starmer has claimed that it is ‘not fair’ that blockers can prevent the country from growing and suggests that Labour will be looking to remove these barriers to growth.
New Plans for Housing
Rachel Reeves, the new Chancellor of the Exchequer, has announced several new plans for housing following Labour’s victory at the polls. Firstly, Labour has pledged to “get Britain building again” with ambitious plans to build 1.5 million houses over the next five years. It has been suggested that these housing plans will make it possible for 80,000 young people to get on the housing ladder.
Perhaps most controversially, Labour is planning on building on ‘green belt’ land, previously protected by planning guidance offered in the 1950s by Conversative housing minister, Duncan Sandys. It has been suggested that there are large portions of ‘green belt’ land which is actually ‘brownfield sites’, or ‘grey belt’ land. ‘Grey belt’ land doesn’t have a strict definition or parameters, however, Starmer has claimed that there are underdeveloped areas on the ‘green belt’ which could be utilised to build new housing. For example, plots with disused buildings. There will be a new taskforce brought in, and local councils will be asked to identify areas of the green belt that are suitable for new housing developments.
Reeves has announced that compulsory housing targets will be re-instated for local councils. As part of the planned overhaul of planning restrictions on new housing developments, it has also been proposed that planning decisions will be made nationally rather than locally. This is part of a bold push to incentivize sluggish investors who have dropped away after uncertainty in the sector following Brexit and the upheaval of successive Conservative Prime Ministers.
Finally, it has also been announced that Labour is keen to explore greater urban development. Plans to establish new urban communities, towns or small cities, have proved to be difficult to bring to fruition since the 1960s/70s. However, following the scale of their victory, the new Labour government appears to be confident in its ability to overcome the planning and development restrictions that have hampered previous infrastructure projects.
Roadblocks to Housing Development
There has long been strong resistance to large new build developments. When a series of new build estates are tacked onto an existing town, often there is not a great deal of infrastructure renovation to ensure that water and sewage systems, as well as main roads, can cope with the influx of new residents. Moreover, schools, hospitals, and other public health services such as dentists are put under strain when large quantities of houses are built without additional public infrastructure being developed.
Another concern many locals have for new build developments is that they are often largely unaffordable, making it difficult to young people in the local area to continue living in the town they grew up in. Prior to the election, Starmer claimed that there will be a ‘first-dibs’ system to ensure local people have access to new homes. While this may help to improve community building and avoid the displacement of family units, housing affordability is still an issue. The affordability will continue to hamper the new government unless they actively invest in affordable housing.
What Does This Mean for Trades?
While there are some concerns being raised about Labour’s plan for development, for the most part it is a positive turn for the construction sector. The new government is prioritising housing development, thereby ensuring work for contractors across Britain. If Labour is able to secure planning for even a portion of these 1.5 million proposed houses, then skilled labourers across the country will experience a period of job security.
There will be a significant demand for skilled labourers in the coming months and years. There is a current skills shortage, highlighting the importance of apprenticeships and other training routes into construction. In London especially, there is a skills shortage of roofers and carpenters, demonstrating the importance of trained carpenters in any new proposal for building houses or infrastructure. It would be good to see plans for an increase in trade apprenticeships as Labour continues to outline their plans for UK housing.
As plans for new housing roll out, it is important for regeneration projects to not be forgotten. There is a considerable stock of older properties, especially in the north of England, that require retrofitting to improve energy efficiency and longevity. Plans for reaching net-zero are continuing, and it is imperative for existing houses, and residential complexes not to forgotten in these plans. Housing Today has expressed concerns that developers and Housing Associations will be ‘spread thin’ achieving the building aspirations of the new government while also completing net-zero projects.

Congratulations to HV Building & Carpentry, the winners of our June 2024 Installation of the Month!
Nominated by Paul Stokes, our Sales Rep for the South Coast, we are pleased to award HV Building & Carpentry Installation of the Month based on their installation of Fortex cladding to a home on Bracklesham Drive.
The coastal bungalow property is being completely renovated by HV Building & Carpentry. They have already constructed a new loft space on the property, installing a series of Velux windows to let sunlight into the space. New, Misty Grey Fortex cladding has also been installed across the whole property, giving it a fresh new look and protecting the building from the coastal weather. While maximalism remains in-style for interior design, neutral and earthy tones are preferred for the garden. Wood, and wood effect panels are a common way of incorporating nature into garden design. Green building materials can form an important new area of manufacturing, supporting the economy of local communities and reducing waste in towns with large developments.

Lots of young people and their families will be looking forward to these summer months. After a difficult year of GCSE or A-Level exams, everyone deserves a break. However, for many students, the summer marks the start of a difficult decision – should they go to college or university, or start an apprenticeship?
In this past week the Conservative party announced plans to ‘scrap rip off university courses’ in England to fund ‘100,000 new apprenticeships per year’. In this uncertain political climate, it is more important than ever for young people to consider their future careers when choosing their pathway for further education.
A recent survey conducted by the Careers & Enterprise Company revealed that construction is one of the top career paths for students. Let’s look at why an apprenticeship in construction can be a lucrative and fulfilling career for young people today.
Why the construction sector?
The Careers & Enterprise Company surveyed 100,000 young people in schools. This survey revealed that by the time students reach their GCSE year (15 or 16 years old) construction is one of their top career choices. This is consistent with a growing trend of young people electing to participate in an apprenticeship rather than go to university. The Guardian reports that since 2018 the number of students studying construction has risen by 23%.
There has also been a boost in women finding work in the construction sector. Recent reports show that young women are interested in joining the sector as you can acquire skills that allow you to have a long-term career. Construction also offers a unique opportunity for people who would like to establish their own business.
The potential for a long-term career is an important factor for young people joining the construction sector. As the UK is currently in a housing crisis, and many properties will require retrofitting to comply with net-zero regulations, there are a variety of work options available.
Apprenticeship or University?
Since New Labour’s commitment to have at least 50% of people under 30 in university education, the divide between students in higher education and apprenticeships has grown. There is a perception that university education is more prestigious than an apprenticeship, and for many years parents have preferred for their children to achieve a Bachelor’s degree rather than complete vocational studies. A recent report of 1,000 young adults revealed that for 60% of them university was highly encouraged by their schools, and 48% felt that there is a social stigma attached to not attending university.
However, this perception is shifting. As university fees remain high – on average costing £27,750 for a three-year course – and accommodation fees are increasing with each financial crisis, university is an expensive route for lots of families. Moreover, although a Bachelor’s degree is a recognized mark of academic success, with an oversaturated graduate market, a degree no longer guarantees employment.
Apprenticeships, on the other hand, give young people the opportunity to earn money while they study. By getting hands on experience at a building site or workshop, they are learning valuable skills from qualified and experienced individuals. Many apprentices are also offered the chance to stay on at their workplace once they have graduated from their course, guaranteeing them work security for the foreseeable future.
